November Construction Update

Queen’s Wharf Residences Update

We are pleased to provide you with the latest developments on Queen’s Wharf Residences, as well as updates from the precinct. Construction milestones are progressing smoothly, and settlement remains on track for early 2025 Completion. 

With the addition of world-class venues, Queen’s Wharf Brisbane is rapidly shaping up as a vibrant destination.

Construction Progress:

 

  1. Residential Amenities on L7 & L7M: The pool shell has been formed and waterproofed, and tiling is set to begin shortly. Landscaping planters and internal areas is well underway, with services rough-in complete.
  2. Façade: The façade contractor is finalising the glass installation to the roof crown, the top-level loading bays and the high-rise balconies where the external hoist was located.
  3. Internal Fit-Out: Internal fit-out works are active over the top 15 floors of the Diamond Residences. Multiplex are coordinating their trade groups including plasterboard partitions, painting, joinery, tiling and engineering services (electrical, fire, plumbing and air-conditioning) across multiple levels, and producing great results.  
  4. Defect Inspections: Once Multiplex complete their works, our Project Managers conduct detailed defect inspections to ensure the highest levels of quality are achieved. Our defect inspections are largely complete through the Emarald & Ruby Residences, and have started in the Diamond Residences (currently on Level 48).
  5. Roof, Plantrooms & Equipment: Final placements of plant and equipment on the roof and on-floor plantrooms are taking place.
  6. Services Commissioning: Commissioning of services is about to start, marking another significant milestone.
  7. Lift Installation & Commissioning: There are 4 x lifts now running through the building. These lift cars have no internal finishes and are used to move the workers. Multiplex have to complete the remaining lifts, then coordinate the installation of the luxury lift car finishes prior to Practical Completion.
  8. Car Parks: Basement car parks are now fully completed, including line marking.
  9. Main Lobby & IRD Lobby: Complete.


Precinct Update – Queen’s Wharf Brisbane:


The Queen’s Wharf precinct continues to develop, bringing new attractions and enhancing Brisbane’s reputation for entertainment and luxury:

  1. Black Hide by Gambaro has opened at The Star Brisbane, delivering an elevated steak and seafood dining experience. The venue accommodates up to 240 guests with indoor and outdoor seating, and it showcases Queensland’s finest seafood alongside its renowned steak offerings.
  2. The Terrace dining – restaurants including Azteca, Luc Lac are now open with, Pompette, and Dark Shepherd scheduled to open as we head towards summer offering a salubrious range world-class dining experiences.
  3. Sky Deck Venues Babblers, Aloria and Cicada Blu all now open provide breathtaking views and a diverse dining experience, whether guests seek fine dining or a more relaxed setting with the signature dining experience.
  4. The opening of The Star Brisbane, The Star Grand hotel, marks a major step in transforming the precinct. This luxurious hotel introduces new culinary concepts and entertainment venues, solidifying Queen’s Wharf as a premier destination for both locals and visitors.

August Construction Update

We are pleased to provide you with the latest update on the construction progress of Tower 4, Queen’s Wharf Residences. The development is advancing steadily, and we are excited to share the construction milestones with you.

Here are the key highlights of the construction progress:

Structural Completion: Our contractor, Multiplex, has finished the tower structure and successfully removed the jumpform.

Basements and Lobbies: The basement carparks and entrance lobbies are now complete.

Roof and Façade: The steel “crown” roof feature on Level 65 has been erected, and the glass and aluminium façade is nearing completion.

Apartment Fit-Outs: Apartment fitouts are substantially complete up to Level 45, with internal works continuing behind the façade up to Level 62.

Completion forecast Early 2025 subject to construction over the coming months.

Multiplex is achieving a high-quality finish for the apartments, and the views are spectacular!

Queen's Wharf Brisbane Update

The Star Brisbane has announced an array of attractions, cultural experiences, culinary delights, and entertainment hotspots that will debut on Thursday, August 29, 2024. This marks the beginning of the highly anticipated Queen’s Wharf Brisbane precinct’s multi-phased reveal.

Here’s a look at what will be opening progressively from August into September and throughout the remainder of 2024 at Queen’s Wharf:

  • Public Areas:
    • 5 hectares of public space, including the Neville Bonner Bridge, upgraded Bicentennial Bikeway, Miller Park, Sky Deck viewing platform, and the Leisure Deck on Level Seven.
  • The Landing:
    • Newly created green space, set to open after Riverfire.
  • Sky Deck:
    • Trio of restaurants opening progressively during the first phase.
  • The Star Grand:
    • 340 hotel rooms, including four penthouses, three swimming pools, and Sokyo restaurant (Japanese).
  • Event Centre:
    • A 1,440-seat ballroom with a pre-function bar, outdoor terrace, and views of the Story Bridge.
  • The Terrace Dining, Level Four:
    • Restaurants opening progressively during the first phase.
  • Levels Five & Six:
    • LiveWire, Sports Bar, Fat Noodle (South-East Asian), Food Quarter, Cherry, Main Casino Floor, and Premium Gaming Rooms.
  • Leisure Deck:
    • Gymnasium and more food & beverage outlets.

CONSIDER FINANCE OPTIONS

4 months prior to settlement you should start to narrow down what financial options you have to settle.

Will you settle by cash, get a home loan, or maybe a combination?

Should you choose to finance with a loan, we recommend you appoint a broker to assist you with your applications.

VALUATIONS
BEGIN

We'll let you know once your apartment is ready bank valuations will be available, usually there are required as part of your loan application.

For purchasers bringing money into Australia, make sure you have set up an Australian bank account and begin transferring your money.

PURCHASER INSPECTIONS

At this point construction on your new home is almost complete. We will send you an invite to conduct your pre-settlement inspection.

Any defects picked up in your inspection, will be noted and passed to the builder to begin addressing.

PRE-SETTLEMENT PERIOD

Once your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.

Your finance, either cash transfer or Bank loan, should be finalised and ready for settlement.

During this time the builder will continue to address any defects where possible.

SETTLEMENT
DAY

Once settlement is called your conveyancer will assist you in preparing for your settlement.

Make sure your loan has been finalised and your cash is ready.

Once your settlement is complete the keys to your new home will be available to collect.

POST
SETTLEMENT

Your settlement has been finalised.

We'll pass on details of the move in process and helpful information so you can get ready for your new home.

Your dedicated Owners corporation/ building manager will now be your point of contact & assist you with settling in to your new home.
