Valuations
Valuation inspections are open for all apartments from Levels 23 – 55 inclusive. Please get valuers to contact epsilon@settlement-solutions.com.au or 0493 072 953 for bookings.
We anticipate releasing the higher levels over the next couple of weeks so please look out for individual email notification on this.
Levels 23 – 43
Pre settlement inspections have commenced in most apartments up to level 43. If you haven’t been notified, your apartment is NOT ready for inspection. Please be patient.
Settlements for apartments on levels 23 – 43, are still anticipated to take place in late February to early March 2025. This timing is subject to the completion of works, issuance of Titles, and the granting of the Certificate of Occupancy. Please ensure you have your matters in order, to settle on time.
Levels 44 – 55
Pre settlement inspections have commenced in some apartments up to level 54. If you haven’t been notified, your apartment is not ready for inspection.
Settlements for apartments on levels 44 – 55 are anticipated to take place in mid March 2025. This timing is subject to the completion of works, issuance of Titles, and the granting of the Certificate of Occupancy.
Levels 56 – 65
Valuation inspections are likely to commence in mid February.
Pre settlement inspections are likely to commence in late February/early March 2025.
Settlements for apartments on levels 56 – 65 are anticipated to take place in April 2025. This timing is subject to the completion of works, issuance of Titles, and the granting of the Certificate of Occupancy.

January Update - Utilities Connection Information & Important Timing Update for All Apartments
Utilities Connection Information
Your apartment is part of an Embedded Network, managed by Active Utilities. Active Utilities is a leading provider and innovator in Australia’s utilities sector.
Apartment owners and occupants are responsible for connecting utilities and service accounts, ensuring they are in your name after settlement. The application process is straightforward and can be completed online through the Active Utilities website. If you are part of The Star letting pool, The Star will handle these applications on your behalf.

Broadband, Internet and Telephone
All apartments are equipped with a fibre optic national broadband system by ASN Telecom, providing internet and phone services. Each apartment includes an ASN Telecom-branded Network Termination Device (NTD), ready for internet activation.

Levels 23 – 43
Valuation inspections are commencing this week and we are sequentially inviting purchasers to conduct their pre settlement inspections, progressing our way up through the levels.
** NB** You will only receive your unique email with an online booking link when your apartment is ready for inspection. If you have not received your email, your apartment is NOT ready for inspection. Please be patient, you will be invited to inspect at the appropriate time.
Settlements for apartments on levels 23 – 43, are still anticipated to take place in late February to early March 2025. This timing is subject to the completion of works, issuance of Titles, and the granting of the Certificate of Occupancy. Please ensure you have your matters in order, to settle on time.
Levels 44 – 55
Valuation inspections for levels 44 – 50 can commence now. Levels 51 – 55 are likely to commence in a couple of weeks.
Pre settlement inspections are likely to commence in the 1st/2nd week February 2025.
Settlements for apartments on levels 44 – 55 are anticipated to take place in mid March 2025. This timing is subject to the completion of works, issuance of Titles, and the granting of the Certificate of Occupancy.

Valuation inspections are likely to commence in mid February.
Pre settlement inspections are likely to commence in late February/early March 2025.

December Construction Update - Commence Finance Applications Now!
Prepare for Settlement – Finance Applications Now Open
As we approach the final stages of construction, settlements for Epsilon at The Star Residences on levels 23 – 43, are anticipated to take place in late February to early March 2025. This timing is subject to the completion of works, issuance of Titles, and the granting of the Certificate of Occupancy.
Settlement of the higher levels, 44 – 65, will take place in the following weeks, subject to completion of works and regulatory processes.
To ensure a seamless settlement process, we encourage all purchasers requiring finance to commence their applications as soon as possible.

Pre-Settlement Inspections Levels 23 – 43
We’re excited to welcome purchasers on levels 23 – 43 for their pre-settlement inspections, which are scheduled to commence in mid January 2025. Details on inspection dates will be shared soon.
Then, an email with a unique online booking capability for each apartment will be sent to each purchaser so they can book their pre settlement inspection online. Bookings will be made on a first in, first served basis.

You will be informed of pre settlement inspection dates and times in the New Year.
Bank Valuations Levels 23 – 43
Inspections by your banks’ valuers for the purposes of completing finance applications will commence in January 2025. We will announce shortly, dates that the valuers can book themselves in from, and who from Property Settlement Solutions to contact, to book these inspections in with.
Bank Valuations Levels 44 – 65
You will be informed of bank valuer inspection dates and times in the New Year.

October Construction Update
We’re pleased to bring you the latest update on the progress of Epsilon at The Star Residences. With each milestone, the development continues to take shape, moving closer to completion.
Key highlights include:
Apartment Finishes:
- Initial defecting of apartments has been completed up to level 39.
- Corridor finishes are steadily advancing.
Level 22 (Amenities):
- Tiling is now complete, along with the installation of the green wall and planter beds.
- Wall sheeting is in progress, the pool shell has been constructed, and framing for the sauna and steam room is underway.
Level 23 (Private Dining):
- The façade glass for the private dining room and kitchen is in place, and the fit-out is progressing well.
Common Areas:
- Furniture, planting, TVs, and gym equipment have been ordered, with delivery scheduled soon.
Building Operations:
- Mid-rise lifts are now functional up to level 43.
- One hoist is being decommissioned, with the second hoist and crane set for removal shortly.
- The roof structure and installation of the hot and chilled water plant are well underway.

Andaz Hotel Coming to Broadbeach Island
We are delighted to share that Andaz by Hyatt will be part of the world-class tourism and entertainment on Broadbeach Island. This luxury hotel will occupy floors 6 to 21 of Epsilon at The Star Residences, marking the arrival of the first Andaz hotel in Australasia.
The Andaz Gold Coast will feature 202 guest rooms and suites, complete with a fitness centre and three unique dining outlets. One of the standout features is the expansive outdoor pool deck on Level 6, set to become a premier destination for guests with a cocktail bar, private cabanas, and al fresco dining options. The Andaz Lounge, a hallmark of the brand, will also be available for guests throughout the day.
This exciting addition will enhance the world-class amenities at The Star Gold Coast precinct, adding to the existing portfolio of The Star Grand, The Darling, and Dorsett Hotel. The new hotel is expected to open by mid-2025 and promises to bring an elevated hospitality experience to the city.
July Construction Update
We are excited to share the latest construction milestones for Epsilon at The Star Residences. The development is making significant progress, and we are delighted to update you on the anticipated completion timelines:
- Apartments on levels 22 to 41 are scheduled for completion in December 2024.
- Apartments on levels 42 to 65 are scheduled for completion in early 2025.

Building Structure:
- Lift core construction is complete.
- Concrete slabs have been poured up to level 59.
Apartment Finishes:
- Façade installation on level 51 has been completed.
- Internal wall framing and ceiling installation is progressing and is currently up to level 47.
- Services rough-in has commenced on level 54.
- Apartments on levels 24 to 26 have been defected and locked up.
Residential Amenities:
- We are thrilled to announce that the pool shell on the recreation deck at level 22 has been poured, marking a significant milestone in the development of our residential amenities.

CONSIDER FINANCE OPTIONS
4 months prior to settlement you should start to narrow down what financial options you have to settle.
Will you settle by cash, get a home loan, or maybe a combination?
Should you choose to finance with a loan, we recommend you appoint a broker to assist you with your applications.
VALUATIONS
BEGIN
We'll let you know once your apartment is ready bank valuations will be available, usually there are required as part of your loan application.
For purchasers bringing money into Australia, make sure you have set up an Australian bank account and begin transferring your money.
PURCHASER INSPECTIONS
At this point construction on your new home is almost complete. We will send you an invite to conduct your pre-settlement inspection.
Any defects picked up in your inspection, will be noted and passed to the builder to begin addressing.
PRE-SETTLEMENT PERIOD
Once your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.
Your finance, either cash transfer or Bank loan, should be finalised and ready for settlement.
During this time the builder will continue to address any defects where possible.
SETTLEMENT
DAY
Once settlement is called your conveyancer will assist you in preparing for your settlement.
Make sure your loan has been finalised and your cash is ready.
Once your settlement is complete the keys to your new home will be available to collect.
POST
SETTLEMENT
Your settlement has been finalised.
We'll pass on details of the move in process and helpful information so you can get ready for your new home.
Your dedicated Owners corporation/ building manager will now be your point of contact & assist you with settling in to your new home.
