You can think of us as your settlement concierge; we’re here to help however we can and point you in the right direction with your enquiries.

Below we’ll be sharing construction updates & photos, as well as posts letting you know when valuations and purchaser inspections are available. Settlement notification can take one hour after settlement so please ensure you have been informed via your legal representative that you have settled your property before arriving to site. Keys can only be handed over once settlement has been confirmed. 

If you cannot attend site personally, you are welcome to nominate someone to pick up your keys on your behalf. Please fill out this form and ask your nominee to bring it to site with you on settlement day. 

Please bring Photo ID to collect your keys.

11th November - Belvedere ConnecX Registration

ConnecX App registration

As we approach Title creation and ultimately Settlement of your apartment, we invite you to register your details with Belvedere’s ConnecX App.

 The portal Link is provided here. https://portal.connecx.com.au/register/belvedere

 Please note you will not be able to book your move in until settlement has been called and you have your settlement date. At this stage you can only pre register for the app.

Your level/apartment is already prepopulated in the app in preparation for your details.

 You can register as an Owner Occupier, an Owner or a Tenant

 Please register all your contact details inc. Car and Pets.

 Please note once settlements are called Move in bookings will be done in the APP only, so it is important to register.

 *Please register your main vehicle at this time only, other vehicles will be added to the App shortly

4th November Construction & Timing Update

Progress –Hutchies are now completing purchaser defects and final commissioning of the project in preparation for operation.  Practical completion under the Building Contract was given today.  A full building handover briefing with the Interim Caretaker and Caretaker was completed 31 October 2024.

Level 3 Amenity / FF&E –All Furniture has now been installed in the lobby and L3 amenities. The Gym equipment will be installed in the coming week by our separate contractor in preparation for use

Title and Occupancy (Classification) –We are unfortunately still awaiting completion of the Plan Sealing with Council.  A final inspection by Council occurred as scheduled on 31 October 2024.  We anticipate Plan Sealing will occur early this week as advised by Council. We still rely upon external parties performing these processes in a timely manner.

Once Plan Sealing has been completed Title creation will occur.  Once the Title Creation milestone being reached our solicitor will formally advise your Solicitor and call for settlement. All documentation is ready for Title creation.

Building App Registration / Electricity and Gas / Key Collection / Move-in –In the future updates, we will advise you of the process for registering in the Belvedere Building App, applying for Embedded Electricity and Gas, how the key collection and Building app move- in process will be undertaken.  We will provide assistance with the initial App registration process for those that require.

Pre-registration only for the App will available late next week – as this is an important feature to assist you with providing your details to the Caretaker, booking your move, and building information and communication. We encourage everyone register. You will be able to register as an Owner Occupier, Owner and Tenant.

Opticom Fibre  – As previously advised Belvedere is an Opticom cabled building – this is an private fibre alternative to NBN.  We have identified an issue with Telstra as an internet provider uploading your address information within their database.  We are working with Telstra to fix this matter.  All other ISP’s should be available to you.

Unit Address – Your Unit’s Address will be Unit XXX 25 Woodroffe Avenue QLD 4217

 Removalists  – We will need to accommodate everyone’s relocation in a busy period for Belvedere.  To assist in this process please ensure you hire a professional insured removalist who can crew the move noting that a 3.5-hour lift booking will be provided in the initial few weeks to ensure equitable access.

A one off one item delivery can be accommodated, but if you do not have a booking, you will not have a lift available.  A Booking in the ConnecX App will be available after your settlement is booked.  We will not be able to provide access for a move prior to your settlement.

All moves will be supervised by the Caretaker and Security.

Window Furnishings – If you are undertaking your own window furnishings, we remind you that the colour and appearance are important the building’s external look of Belvedere and are governed by rules in the Community Management Statement (CMS).

28th October Construction & Timing Update

Progress – Hutchies are continuing with the final stages of work, defect rectification, and detail cleaning in the lead-up to completion of the project.  We are pleased to see the final Lobby clean and the arrival of the lobby furniture this week in preparation for occupation of the building.

Level 3 Amenity / FF&E –Builders Accommodation has now been removed from Level 3 and final Furniture and Equipment is now being installed. The Gym equipment fitout will commence next week.

Title and Occupancy (Classification) – We are unfortunately are still awaiting completion of the Plan Sealing with Council.  We anticipate Plan Sealing will occur in the coming week as Council have been supplied with their additional requested documentation.  Now that that matter is closed a final inspection by Council is due 31 October 2024.  We trust this event will close out all matters with Council.  We still rely upon external parties performing these processes in a timely manner.

Once Plan Sealing has been completed Title creation will occur.  Once the Title Creation milestone being reached, our solicitor will formally advise your Solicitor and call for settlement.

Window Furnishings Package by Lovelight – For those who ordered Window Furnishings by Lovelight we advise installation is progress on the Tower to L16 and should complete in the next 2 weeks.

22nd October Construction & Timing Update

Progress

External works are now substantially completed with final trees onsite. Hutchies are completing the final items of work internally including a substantial detailed clean of basements, lobby, Level 3 and the building’s exterior in preparation for Belvedere’s Handover.  Building Manager handover training will occur next week along with installation of Council’s waste services in preparation for building operation.  

Purchaser Defects / Final Clean

Hutchies will do their very best to complete any issues raised by settlement of your apartment. As of 22nd October 2024 the team has completed 1/3 of the raised defects in Apartments.  Please note that prior to settlement, each apartment will receive a full final presentation clean and check.  A Hutchies Team member will be close by at the time of move-in to assist on any defects or issues you may have.

Level 3 Amenity / FF&E

Builders Accommodation is now being removed from Level 3 and final Furniture and Equipment is scheduled to be installed shortly.

We are pleased to advise that Hutchies achieved a Certificate of Classification and Final Inspection Certificate for Belvedere from the Certifier 18th of October, a significant project milestone.

Further October Construction & Timing Update

Inspections

Firstly, a thank you to everyone as we now have completed the vast majority of the Pre-Settlement Inspections and Valuations process this week.  Hutchies builders will do their very best to complete any issues raised by settlement of your apartment. A dedicated team are now promptly working through any matters raised to eliminate the need to access your apartment post completion.

Progress

External works have been impacted by recent rainfall which has delayed Council inspections and final courtyards and the entry. Hutchies are completing the final items of work in preparation for Belvedere’s Handover. 

Level 3 Amenity

We do note that Level 3 amenity is complete but is occupied by the required site accommodation for the builder’s team.  This is unfortunately unavoidable and is required to comply with the Builder obligations. We will provide update photos are these areas become available post demobilisation of the builder off site.

Title and Occupancy

We are currently awaiting completion of the Plan Sealing with Council and the Certificate of Completion with the Certifier.  We anticipate Plan Sealing will occur next week as Council have completed their last inspections.  Hutchies anticipate a Certificate of Completion from the Certifier within the next two weeks.  Due to the complexity of numerous documents and parties involved we still rely upon external parties performing these processes in a timely manner.

Once Plan Sealing has been completed Title creation will occur.  Upon Title Creation this milestone being reached around the end of October, our solicitor will formally advise your Solicitor and call for settlement..

Window Furnishings 

Lovelight has commenced installation of Window Furnishings this week and will be working their way up the building as we approach settlement.

October Construction & Timing Update

Firstly we would like to thank the everyone for their cooperation as we have had a terrific 2 weeks of purchaser inspection with over 80 apartments inspected and 50 plus valuations completed so far.

If you need a bank valuation for finance purposes and have not had one already please follow up with your lender and ask them to order the valuation as soon as possible.

The project is in the final stages of minor last items construction, detail cleaning and demobilisation off site.  This work will be completed in the next few weeks in parallel with Title registration and the issue of a Certificate of Final Completion (Occupation Certificate).  For any defects raised in Inspections Hutchisons will endeavour to close out those matters as best as possible before you settle.

The Plan has been lodged for Plan Sealing with Gold Coast Council in Sept– the final reinstatement of a street water connection (a Plan Sealing matter) in Peak Ave was delayed 2 weeks by the Council until late last week. The council will be doing a few final inspections in the next period as part of this process.  As per our previous advice, we are subject to the orderly progress of all parties leading to Plan sealing. We anticipate that Plan Sealing should reasonably occur within the next 14 days and then it will be submitted for Title creation.

 Final Council inspection for Plumbing has been completed this week.  Application for final Occupancy Certificate has been made and all required certification will be completed next week.

That should put us with registration and full completion around the third week – fourth week of October subject to how the Council progresses Plan Sealing.  Once the Occupation Certificate and title are available, and the Strata Manager completes the required Body Corporate information, our solicitor OMB will issue purchasers with the requisite settlement notice in accordance with the Contract.

Lobby and Level 3 Furniture and Equipment (by Developer post contract) are due to be installed 3rd week in October.

Belvedere will be using an app called ConnecX. This project App  development has been completed and we will provide access next week for you to register your details.  The App and portal will be the hub for access to the Building Manager and Facilities.  It will also provide the post settlement Booking system for your move – you will need to register to access this system for all moves / big deliveries.

For those who have placed an order for Window Furnishings with Lovelight – installation commences next week.

September Timing Update

As the builders are completing final touches to the apartments and getting ready to start inspections  at Belvedere  there have been a few small delys onsite.

For those purchasers requiring finance we anticipate bank valuations to commence week beginning 16th September. 

Once your apartment is ready for valuation we will send you an email for you to pass onto your lender so they can order the valuation.

Purchaser Inspections are anticipated to begin week beginning 23rd September.

Once your particular apartment is ready for your inspection we will send you an email with a link to our online booking calendar.

The email will also contain information about how the inspection will run, where to meet and rules on numbers and appropriate footwear that must be worn to access the site.

August Construction Update

 

Building

  • External Painting: The swing stage painting on all façade faces is nearing completion.
  • External Fin Installation: Completed.
  • Lifts: Two are operational, with the third set to commence operation shortly.
  • Carpark: Initial clean-up and removal of builder storage are complete up to Level B2. Line marking and sealing are in progress on Level B3.

Upper Levels (L5 – 24)

  • Windows & Balustrades: Installation is complete up to Level 23.
  • Framing & Sheeting: Completed on all levels.
  • Kitchen Installation: Currently underway on Level 23.
  • Floor Finishes: Generally installed on Level 22.
  • Initial Apartment Clean: Completed up to Level 10, with final initial clean on Level 18.
  • Apartment Defect Rectification: Ongoing on Level 20.
  • Lift Lobby: Carpet installation and final painting are progressing through all levels.

Lower Levels (Ground – L4)

  • Painting: Underway on Levels 2 and 3.
  • Joinery Installation: In progress.
  • Ground Floor Planter Boxes: Ready for landscape installation.
  • Porte Cohere: High-level finishes are complete.
  • Lobby Glazing and Wall Finishes: Installation ongoing.
  • Public Domain Work: Has commenced on Peak Ave.

Pool / Recreation Areas

  • Pool Coping: Installed
  • Paving complete to BBQ area with pool due to commence.
  • Walls and Linings: Completed; painting will begin shortly.
  • Planter Boxes / Green Wall: Finished and awaiting plant installation.

Completion

We anticipate reaching Practical Completion and Title Registration by the end of September 2024.  Note that this timeline is subject to weather conditions, Council / Certifier inspections and the orderly registration of Strata Title. We will provide further updates to help you prepare for settlement and moving into your apartment at Belvedere.

CONSIDER FINANCE OPTIONS

4 months prior to settlement you should start to narrow down what financial options you have to settle.

Will you settle by cash, get a home loan, or maybe a combination?

Should you choose to finance with a loan, we recommend you appoint a broker to assist you with your applications.

VALUATIONS
BEGIN

We'll let you know once your apartment is ready bank valuations will be available, usually there are required as part of your loan application.

For purchasers bringing money into Australia, make sure you have set up an Australian bank account and begin transferring your money.

PURCHASER INSPECTIONS

At this point construction on your new home is almost complete. We will send you an invite to conduct your pre-settlement inspection.

Any defects picked up in your inspection, will be noted and passed to the builder to begin addressing.

PRE-SETTLEMENT PERIOD

Once your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.

Your finance, either cash transfer or Bank loan, should be finalised and ready for settlement.

During this time the builder will continue to address any defects where possible.

DAY

Once settlement is called your conveyancer will assist you in preparing for your settlement.

Make sure your loan has been finalised and your cash is ready.

Once your settlement is complete the keys to your new home will be available to collect.

POST
SETTLEMENT

Your settlement has been finalised.

We'll pass on details of the move in process and helpful information so you can get ready for your new home.

Your dedicated Owners corporation/ building manager will now be your point of contact & assist you with settling in to your new home.
